What is the TL Global System?

The TL Global System is a proprietary home buyer buying system that allows a home buyer to get owner financing on their home of choice with no credit check.



Can I qualify if I am self-employed with non-verifiable income?

Yes! Your cash is your credit. You will never be asked for tax returns or bank statements.



Can I get a resale home?

Sure! You can get a new home or any resale home, as long as it is in “loan-able condition.” So if there is a big hole in the roof, or no AC, or no flooring, that’s a problem. The TL Global System is not for rehab homes, mobile homes, flood-zone homes, or land. The TL Global System is geared for single-family homes.



What are the primary requirements to qualify?

1) You MUST be represented by a realtor who is certified to use the TL Global System. That is because there are two back-to-back closings at two title companies and two buyer’s agents. An investor will buy your home of choice and owner finance it to you. You MUST confirm that your realtor is trained and certified to use the TL Global System prior to scheduling an appointment.

2) You must have a minimum of 15% down plus closing costs.

3) You must complete training, score a minimum of 90% on a test, and have a positive attitude. All decision-makers must be present at the training so be sure to come with your spouse.



What if I don’t have a realtor? Can I be assigned one?

Certainly! Bilingual realtors are also available if needed. The realtor is a free service to you because they are paid for by the seller. A buyer’s agent will represent your interests to help you get the best possible price.

My credit has been totally destroyed with the COVID-19 shutdown. Can I qualify?

Yes. Your credit will not be used to qualify. There is no loan application. There is no loan application fee. Your cash is your credit.

Every investor is represented by a licensed realtor.



Who is the founder of the TL Global System?

The founder and creator of the proprietary TL Global System is Til Lowery. She is a 30 year real estate agent/broker in Houston, Texas. She is a successful investor, a top wholesaler, and the owner of Creative TLC Realty. She is also the author of a best-selling book with Brian Tracy called The Secret to Wealth.



How long does it take to get the keys and move in?

Typically, 30-45 days from contract.



Is TL Global or Viva Real Estate Training a lender?

No. TL Global and Viva Real Estate Training are training companies. They are education providers. The realtor, the home buyer, the wholesaler, and the investor all have to be trained on how the TL Global System works.



What kind of training do Tl Global and Viva Real Estate Training do?

TL Global works closely with professional trainers and training companies, like Viva Real Estate Training, which provide highly accurate real estate training, and make sure they do so the same way every time. All parties must understand how the TL Global System works, and are required to pass a competency test with a minimum score of 90%. When all parties are properly trained, the entire process goes smoothly, efficiently, and professionally.



What is a certified TL Global wholesaler?

A wholesaler is an investor who contracts to buy homes and assigns contracts to other investors. A certified TL Global wholesaler uses a rubber stamp process so he/she doesn’t have to reinvent the wheel with every transaction. Repetition with a commitment to never ending improvement, results in efficiency and professionalism. Using the TL Global System, gives all parties the benefit of no changes and no surprises.



Does the TL Global System work anywhere is Texas?

Do I have to meet in person?

Yes. When credit isn’t checked and income isn’t verified, it is too risky not to meet. A certified TL Global trainer is required to meet every home buyer in-person to make sure everything makes sense. The trainer is required to make sure that the home buyer understands everything, so as to avoid problems in the future. When all parties are thoroughly trained, everything goes very smoothly. We understand that time is your most valuable asset.



Does the investor who helps the home buyer, make money?

Yes. The TL Global System results in a WIN-WIN-WIN situation. That is great news. You pay a fair and reasonable fixed fee for services rendered. You will learn the exact details at training.



What kind of interest rates do you have?

Viva Real Estate Training is not a lender, so we don’t have interest rates, and we do not get involved with such affairs. However, investors using the TL Global System have incredible terms which include a single-digit fixed rate with no prepayment penalty and no balloon. If you search the internet for no-doc loans, you will find they are all similar. They want you to have around 35% equity, they have 13-14% interest rates, prepayment penalties, 1-2 year balloons, they don’t want to deal with owner-occupied homes, and they still want to verify your income and credit. The TL Global System has none of this.



Who should be present at the home buyer training?

All decision-makers need to be present. This can include your spouse, siblings, parents, grandparents, or even your accountant.



How long will the training take?

Approximately 90 minutes. Please allow extra time to have all your questions answered.



Will I get a pre-approval letter?

Your realtor will be provided a pre-approval letter for a trust to purchase your home of choice.



Does TL Global have a training fee?

Yes, if you decide to enroll. To use the TL Global System, you must enroll must pay a fee. This means you are serious. It means you are ready to go. It means there will be no surprises. It means there will be no rejections. It means your realtor will not be wasting his/her time. It’s a win-win-win system.



Should certified TL Global realtors show me homes before I enroll?

No, smart realtors never want to show homes without a pre-approval letter in hand. Listing agents will not present an offer to sellers without a pre-approval letter because they do not want to waste the sellers time, or their time. Trying to do things backward is not recommended.



Can I get a BRAND NEW Home?

Of course you can! The TL Global System works with every builder in Texas.
